As a seller, what is more important to you- time or money?
If time is of the essence, and you need to sell in the near future,then you should underprice the market (ie below the competing properties for sale). If money is the motivation, then you should take the property off the market and try again in 2 or 3 years time.
Condition – make sure that everything is in top form when the MLS tour comes to your house – and when potential buyers come for a look. The best bang for your buck in conditon is PAINT. It cost $25-$30 bucks in the can but can get you hundreds or thousands more by making your house look fresh and clean.
Location – if your home is in a particularly good location (backing to National Forest) be sure to accentuate that fact in your agent’s remarks that get broadcast to all local agents. If you’re in an average or less desirable location, then you’ll need to bring the price down to make up for that shortcoming.
